Houses, flats, offices · UK-wide & into Europe
House moves, made straightforward
We pack your house room by room, protect what needs protecting, and put it all back where you want it. Same crew at both ends, a written quote before anything moves, and no surprises on the day.
- Survey before we quote
- Our own crews and vans
- Goods-in-transit cover
Survey done, access noted, protection and materials on the vehicle.
Boxes in the rooms you labelled, beds rebuilt before we go.
How it works
Five stages, and no surprises in any of them
A house move is mostly logistics dressed up as stress. Take the logistics seriously and most of the stress goes with it. This is the whole process, start to finish, with nothing hidden in the middle.
- 01
We come and look
A survey at your convenience — in person for a house, over video if that suits you better. We walk the route the furniture actually takes, measure the turn on the stairs, and find out where the van can stand. The access notes the crew works from are written here.
- 02
You get a written quote
Itemised, with the crew and vehicle stated and a plain note of what would change it. You can ask us about any line of it. What we will not do is give you a figure over the phone and then revise it once we have seen the house.
- 03
Packing, room by room
All of it, some of it, or just the materials dropped off ahead of time. Kitchens and books get packed properly because they are the two that go wrong. Mirrors, glass and anything with a polished edge get crated rather than boxed.
- 04
Moving day
Floor runners and door protection down before anything moves. Furniture wrapped as it comes out, dismantled where it needs to be, with the fixings bagged and taped to the piece they came off. Loaded in the order the new place needs unloading.
- 05
Settling you in
Boxes go into the room you labelled them for, not into a pile in the hall. Beds get rebuilt and wardrobes stood up before we leave. If we did the packing, we come back for the empty boxes once you have unpacked.
What we move · where we cover
Seven services, one country
We are a removals firm rather than a local one — there is no home town on this page because there is no home town. We work across the United Kingdom, and the four European routes below run from wherever you happen to be.
- The one we are named after
House removals
Whole houses, packed room by room and put back the same way. Survey first, protection down before anything moves, beds rebuilt before we leave.
More - Lifts, stairs and building managers
Flat & apartment removals
Purpose-built blocks, period conversions and high-rise apartments. We find out what the lift takes and who needs telling before the day.
More - Smaller loads, still carried properly
Man and van
A driver and a van for a room, a studio, a few pieces or a collection that needs carrying up rather than left in a lobby.
More - Move at the weekend, open on Monday
Office & commercial removals
Offices, studios, clinics and shops moved outside trading hours against a crate plan and a labelled floor plan.
More - End to end, one crew
Long-distance & nationwide
Moves the length of the country with the same team at both ends, planned around driver hours rather than optimism.
More - All of it, some of it, or the boxes
Packing & careful handling
Full packing, part-packing or materials dropped off ahead of time. Crates for the things a box will not protect.
More - Halls, house-shares and the summer gap
Student removals
Term-time moves between halls and shared houses, with somewhere for everything to go over the summer.
More - Out of the country
International removals
UK to France, Spain, Italy and Portugal. Packed here, loaded here, driven out through the tunnel with the customs paperwork prepared before the vehicle moves.

Where the vans go
Pickup and delivery regions, not a list of offices. Distance is rarely the difficult part of a move — access is.
- London & the South East
- The densest moving in the country — controlled parking on most residential streets, mansion blocks with porters, and buildings where a permit matters more than a bigger van.
- The South West
- Long approaches, lanes that narrow past the passing place, and properties where the last stretch needs a smaller vehicle. Worth a photograph at survey.
- The Midlands
- Well connected and usually straightforward to reach. A lot of our long-distance work either starts or finishes somewhere on the M1 or M6 corridor.
- The North West & Yorkshire
- Terraced streets with rear access that is sometimes an alley and sometimes a myth, plus city-centre apartment blocks with booked loading bays.
- The North East & Scotland
- The longest domestic runs we do. These get planned around driver hours properly, and larger jobs sometimes sensibly split across two legs.
- Wales & the Borders
- Valley roads, market towns and rural properties. Access is the variable; the distance is rarely the hard part.
Who we move
Most weeks look like one of these four
We are a general removals firm, which in practice means the same crew handles a two-bed flat on a Tuesday and a five-bedroom house on the Friday. What changes is the planning, not the care.
There is no minimum job we will turn our nose up at, and no job so large we would sell it on to someone else and put our name on the invoice. If we cannot do it properly we will say so and tell you who can.
-
Families upsizing
Usually a chain, usually a date that moves at least once, and usually more in the loft than anyone admitted at survey. We build in the flex and keep one room clear on the day so there is somewhere to stand.
-
First-time buyers
A flat's worth of things going into a house, which is the easiest move there is until you reach the stairs. Often the keys at both ends are released within hours of each other, so the running order matters more than the volume.
-
Downsizing and later-life moves
The hardest part is rarely the carrying. It is deciding what does not come. We work at your pace, and anything you are not ready to part with can go into storage rather than being decided on the day.
-
Renters between tenancies
Tight windows, inventory clerks booked at both ends, and a deposit riding on the state of the walls. Protection goes down whether the place is yours or not.
Beyond the UK
Four routes into Europe
Some house moves do not stop at the coast. We load at your UK address, drive down to Folkestone, and the same consignment comes off at the other end — no tipping your things into somebody else's warehouse halfway. Collections from London, Manchester, Birmingham, Leeds, Glasgow, Edinburgh and Bristol.
- UK France Paris, Normandy, the Dordogne and the south — the shortest crossing and the busiest route.
- UK Spain Madrid, Barcelona, Valencia, Andalusia and the coasts, overland through Bordeaux and Irún.
- UK Italy Milan, Florence, Rome, Tuscany and the lakes, over the Alps or round the Riviera.
- UK Portugal Lisbon, Porto, the Silver Coast and the Algarve — the longest drive in western Europe.
Good to know
Before you get in touch
The questions that come up on almost every first call.
What does a house removal actually cost?
Four things decide it: how much there is, how far it is going, how hard it is to get in and out of both properties, and how much of the packing you want us to do. Access is the one people underestimate — a third-floor flat with no lift is a very different job from a bungalow with a drive. That is why we survey before quoting rather than reading you a number off a list.
Do you cover the whole UK?
Yes. We are not a local firm with a single base town — we run house, flat, office and long-distance moves across England, Scotland and Wales, and the same crew handles both ends of the job rather than handing it over partway.
How far ahead should we book?
As far ahead as you sensibly can, especially for a Friday or an end-of-month date — those go first everywhere in the trade. That said, ring us anyway if your date has just landed. Short-notice bookings work more often than people expect.
What if our completion date moves?
Tell us the moment you know. Dates slipping in a chain is completely normal and we would far rather re-plan early than find out on the morning. A booking moved with reasonable notice is usually just a diary change.
Do you do the packing?
Whichever suits you. Full packing where we arrive with the materials and do everything, part-packing where we take the kitchen, china, glass and artwork and you handle clothes and books, or materials only if you would rather do it all yourself. Fragile and high-value pieces we would always rather pack ourselves.
Will the same team do both ends?
Yes. We do not sell your job on to whoever happens to be free, and we do not hand over to a second firm halfway. If a move is large enough to need extra crew we tell you at quote stage that we are bringing additional people.
Tell us about the move and we’ll take it from there.
Send us both addresses, roughly how much there is and anything you already know will be awkward. We’ll look at it properly and come back with a written quote.
